Good property listing examples all do the same thing: they answer a buyer's or tenant's questions before the first phone call.

A clear title, an honest price, the right facts, real photos and a short, useful description turn a scroll into an enquiry. This guide shows what a strong listing contains, gives worked examples for flats, rentals, houses, land and commercial space in Bangladesh, and lists the mistakes that make good properties look bad.

It is for owners listing their own property, agents writing dozens of listings a week and anyone who runs a property website or a listing portal.

What a strong listing contains

Before writing a word, collect the facts. Most weak listings are weak because the facts are missing, not because the writing is poor.

  • Purpose and price: for sale or for rent, the price, service charge, and whether it is negotiable.
  • Location: area, road or block, and nearby landmarks.
  • Size: square feet for flats and buildings, katha or decimal for land.
  • Rooms: bedrooms, bathrooms, balconies, drawing and dining.
  • Building facts: floor, total floors, lift, generator, gas, parking, security.
  • Facing and light: south, east or corner, and how much daylight the rooms get.
  • Condition and handover: new, used or under construction, and when keys are handed over.
  • Papers: for land and resale flats, what ownership documents are available.

With these facts in hand, the listing almost writes itself. Without them, no amount of good writing can save it.

Short property listing examples like this one still follow the same order: what, where, best feature, facts, price, who it suits.

Notice what these property listing examples share: the main facts are in the title, the first line says what the property is and where, and the price is stated plainly.

Real estate listing description examples: how to write them

The description is where many listings go wrong, either too short ("nice flat, call") or too long and vague. The real estate listing description examples above follow a simple order.

  1. What and where in the first sentence.
  2. The best feature next: light, view, location, layout or income.
  3. Rooms and size in one or two lines.
  4. Building and services: lift, generator, gas, parking, security.
  5. Price and terms: sale price or rent, service charge, advance, handover.
  6. Who it suits, if useful: families, students, an office, an investor.

Writing for buyers abroad

Many flats in Dhaka and Chattogram are bought by Bangladeshis living abroad. They cannot drop by for a quick look, so they need more: a full set of photos, a video, the floor plan, the exact location and a clear note on papers and payment steps. A listing written with them in mind also works better for local buyers.

Words that help, words that hurt

Concrete words help: "south-facing", "two minutes from the main road", "gas line", "ready for handover". Empty words hurt: "dream home", "luxurious beyond imagination", "best in town". Buyers skip them, and they make the rest of the listing sound less believable.

Length

Sixty to one hundred and twenty words is enough for most listings. Put the extra detail in the facts table, not the paragraph. More real estate listing description examples are easy to build from this pattern; change the facts, keep the order.

Writing for rentals

Tenants ask different questions from buyers. Put the monthly rent, service charge, advance, move-in date and who the flat suits (family, bachelors, office) in the first lines. Mention bills: whether gas, water and electricity are included or separate, and whether there is a prepaid meter. Clear terms stop most back-and-forth before the viewing.

Titles that get clicks

On a listing page, the title is often the only text a visitor reads before deciding to click. A good title follows a fixed pattern:

Rooms or size + type + key feature + area

  • 3-Bed Flat, 1,450 sqft, South-Facing, Bashundhara
  • 5 Katha Corner Plot, Uttara Sector 7
  • Furnished Studio for Rent, Gulshan 2

Keep titles under about 70 characters so they show in full on phones and in search results. Avoid capital letters for every word and avoid exclamation marks.

Photos in the best property listing examples

Strong listings are never text alone. Photos decide whether anyone reads the words at all.

Photos

  • Shoot in daylight with every light on and curtains open.
  • Stand in a corner to show the whole room.
  • Clear away clutter, shoes and laundry.
  • Start with the best photo: the drawing room, the view or the front of the house.
  • Include the building, the entrance, the lift and the parking.
  • Add ten or more photos for a flat or house; fewer for land, but show the road and the plot edges.

Photo order

Put photos in the order a visitor would walk through the home: the building front, the entrance, the drawing room, the dining area, the kitchen, each bedroom, the bathrooms, the balcony and the view. A tidy order helps buyers picture the layout, and they are less likely to ask for more photos before visiting.

Video and plans

A one-minute walk-through video, uploaded to YouTube, helps buyers who live far away or abroad shortlist the property. A simple floor plan with room sizes answers many questions in one picture.

Location details

Give a map pin, but also write the landmarks people use: "behind the main mosque", "next to the school gate", "five minutes' walk from the metro". In Bangladesh many buyers navigate by landmarks more than by road numbers, and a clear note saves several calls asking for directions.

Common mistakes in listings

  • No price. "Call for price" brings fewer and less serious calls.
  • Wrong or old status. A flat rented last month still shown as available wastes everyone's time and hurts trust.
  • Duplicate listings. The same flat posted five times by different people confuses buyers.
  • Stock photos. Buyers recognise them and assume the property looks worse.
  • Missing size or floor. These are the first two questions every buyer asks.
  • Too many adjectives. Facts sell; praise does not.

Property websites that check every listing before it goes live, and mark sold or rented homes quickly, avoid most of these mistakes. Weak property listing examples are almost always the result of no checking at all.

Before and after

Here is a weak listing: "Nice flat for sale in Mirpur, good location, call for price." It gives no size, no floor, no rooms and no price. Compare it with: "2-Bed Flat, 1,100 sqft, 5th Floor, Mirpur 11, near the metro. Lift, generator, gas line, ready to move. ৳78 lakh, negotiable." The second one gets calls from people who already like the flat.

Many property listing examples online sit somewhere between the two. Moving each of yours closer to the second one is the cheapest marketing a seller can do.

Keep listings fresh

Review every listing once a month. Update the price if it changed, add new photos if the flat was painted and mark it sold or rented the day it happens. Buyers notice fresh listings, and many sites show newer listings higher.

Running a listing website

The same rules that make property listing examples strong for one seller apply to a whole website full of them.

If you run a property site where owners and agents post their own listings, the quality of the whole site depends on your rules and tools.

  • A clear listing form with required fields for price, size, rooms, area and at least a few photos.
  • Approval before publishing, with a short reason sent to the owner when a listing is rejected.
  • Badges such as New Listing, Price Drop or Hot Deal, so the best offers stand out.
  • Prices in lakh and crore on cards, as buyers read them.
  • A lead system, so every enquiry reaches the right agent or owner fast.
  • Protection from fake enquiries, such as limits per phone number.

Good real estate software in Bangladesh should handle all of this without extra plugins.

Domora, a property listing PHP script in Laravel, is built for exactly this job. Owners post with photos, you approve or reject with a reason and listings show badges and short prices. A Buy, Rent and Sell search, city tiles and a hottest deals row lead buyers to them, and every enquiry becomes a lead with a pipeline and viewings calendar.

You can try the owner form and the buyer side on the Domora live demo.

Frequently asked questions

What should good property listing examples include?

Purpose, price, location, size, rooms, floor, facing, building services, condition, handover and ten or more real photos.

Where can I find more property listing examples?

Look at listings from large agencies and portals in your city, and note which ones make you want to call. Copy their structure, not their words.

Should a listing mention problems?

Yes, briefly and honestly: a busy road, no lift in a 5-storey building or a short gas supply. Buyers find out at the viewing anyway, and honest listings bring fewer wasted visits.

How long should a listing description be?

About 60 to 120 words, with the extra detail in the facts table. Land and small rentals can be shorter; large houses and commercial space may need a little more.

Should I write listings in Bangla or English?

Use the language your buyers search in and speak. Many sites in Dhaka use English titles with Bangla or English descriptions; a site with both languages serves both groups.

How often should listings be updated?

At least once a month, and immediately when a property is sold, rented or the price changes. Fresh photos after painting or repairs are worth adding too.
